D. 1965 by GAIL SMITH a single adult hereinafter alled the grantor, to SUNSH'~NE OF 5T. LUCIE, INC., ~ corporation existing under the laws of the State of Florida, with its permanent postoffice address at Fort Pierce, Flarida, hereinafter called the grantee: (Wherever used herein t~~e terms "grantnr" and "grantee" in~- clude all the parties to tl~is instrument and the heirs, leg~1 repres~ntatives and assigns af individuals, 3nd the successors and as~igns of corporations) WITNESSETH: That the grantor, far and in cansideration of. the sum of $10.00 and other ~~aluable considerations, receipt where- c~f is hereby acknowledged, hereby grants, bargains, sells, ali~ns, remises, releases, conveys and confirms unto the grantee, a11 that certain land situate in St. Lucie County, Florida, viz: From the Sou'thwest corner of Section 17, Township 35 South, Range 40 East, run East along the South side of said Section 17, a dis- tance of 631.9 feet; thence to the North with a back angle o~ 87 degrees, 54 minutes, a distance of 343.5 feet to poin~ of beginning; thencE continue North a distance of 164.8 fee~., more or less, to the South side of State Road 70, as formerly located; thence West-- ward along the former South side of State Road 70, a distance of 50.83 feet; thence South parallel with the East side, a dis~ance of 153.85 feet; th~nce East a distanc~ of 50 feet t~ point of be- ginning. Above tract is kr.own as Lot 7, Block 2, of TOTTLI~ SUBDIVISION, an unrecarded plat of part of the SWQ of the SWa o€ Section 17, Tcwnship 35 South, Range 40 East; though the metes and rounds legal description first above shall control in determining the property herein described. The parcel first. above-describe~l is conveyed ~.ess and excepting the portion there~f now occupied by tne new right-of-way for St~te Road 70 described in Deed Book 239, at Page 32 of the public records of St. Lucie County, Florida. (Said State Road 70 was formerly known as Fort Pierce-Okeechobee Road and also formerly known as State Road No. 8.) TOGETHER with Grantors rights in the e~sis~ing Lease. TOGEThER with ail the tenements, hereditamen~s and ~gpurte- nances thereto belonging or in anywise appertaininq. TQ HaVE AND TO HOLD, the same in fee simple forever.
