14. Thr mortgage ~nd the note ~erured hereby shall be governed and construed according to the la~t~s of the
State of Florida at the date of cxecution.
~ 15. The vvord "mart~agor" and the language af this instrument shall, where there is more than one mort-
~ ga~;or, be construed as ~:lural, and all the covenants, agreements and other provisions herein set forth shatl be
~ joint and several; th~ word "mortgagee" shall be construed as including any lawful holder of the note se.cured
hereby; and both the W~ords "mortgagor" and "mortgagee" shall be construed as including the heirs, eacec:utors,
j admin;strators, succcssors and assigns of each.
' 16. In the event the Mortgagor should convey the prernises described
' herein or any part thereof, prior to the payment in fu11 of said nate,
or any renewalor ext~nsion thereof, the legal holder of said nate may a.t
~ its option eitts ~orthwith or at any time prior to payment in fu11 of
~ said note, declare immediately due and payable thirty-five (35~) per
centum of the unpaid balance of said not~.
' 17. That martgagar shall at a11 times w~rk, prune, culti~~ate, fertilxze,
spray, dust, care for and main~ain in a husbandlike manner according to
the mast approved methods of cultur~ all of the grove and orchard trees
now on said premises or hereafter planted thereon, and shall protect said
groves and orchards against loss ar damage by fire by ma7:ing and maintain-
ing proper fire breaks in and around said groves and orchards in a good
and workmanlike manner; and in the event that ~he mortgagor shall def.ault
in the performance of any of the provisiQns of this paragragh the mortgagee
may, without noti~e or demand ask for and obtai.n the appointment of a
~ receiver for the protection and management of said security:,or may remedy
such default, and carry out and perfarm all ofthe obligatioris of the
mortgagor hereunder at the cost and expens~ of the mortgagor and pay the
; cost thareof, and the mortgagor hereby agrees immediately to repay to
the mortgagee on demand an~r sums so paid, with interest ther~on from the
respective dates of sucl:i payments at the same rate as sp~~ified in the
f note secured hereby on the principal thereof after default and maturi~.y,
and all sums paid by the mortgagee with interest shall be a part of the
indebtedness secured hereby and in default of immediate repayment thereof
by ~the mortgagor the whole indebtedness secur~d hereby ahall at the option
of the mortgagee become due and payable forthwith without r~otice. The
mortgagee shal? be permitted to enter upon and inspect said premises at
all r~asonable times.
