If any of the said sums herein referred Co, whether hereta~ore or
hereafter advanced to the mortgagor be n4t promptly paid on demand,
oy if each and every the stipulations, agreements, conditions and
c~venants of this martgage deed are not fully performed, compl3.ed
with and abided ~y, the mortgagee may i~ediately foreclose th3s
mortgage for the entire amuunt of the unpaid indebtedness of the
mortgagor to the mortgagee whether hereCofore or hereafter advanced
to Lhe mortgagnr, anything here~n to the contrary notwithstanding,
but the remedy of foreclosure shall noC be exclusive, but on th~
contrary the mortgagee shall have the right to resor t to any ather
r~course afforded by law and may resor C Co the same ~either concurrentl}
with the forecl.osure of Chis mortgage or independently thereof; and
in the event of default hereunder, ~he mortgagee sha11 be eneitled to
the appointment of a receiver for the mortgaged property upon
production to the Court of satisfactory evidence of default, and said
receiver shall be appointed upon application of the mortgagee either
in aid of the ~oreclosure of this mortgage or indgpendently thereo~.
I~ is the intention of the parties hereto that this mortgage shall
secure all amounts owing by the mortgagor tQ the mortgagee whether
existing on the date of the execution of this xnortgage or thereafter
advanced by the mortgagee to the morrgagor and the indebtedness of
the mortgagor secured hereunder ma~ increase or decrease from time
to time, but Che total unpaid balance secured at any one time shall
not exceed the maximum sum hereinabove stated.
The mortgagor covenants that it will ex~cute such further a~surances,
deeds, mortgages, assignments, transfers and other documents deemed
necessary by the mortigagee, including aZ1 such instruments, transfers
and assigr~merits as may be necessary or required in order that the lien
