The 1lortgagor hereby cavenants with the I4lortgagee that he is lawfully seized of said propert~~ in fee simple; that
he has full pawer and lawful right to r.onvey the same a~ aforesaid; that it shall be lawtul for the :~tortgagee at all times
peaceabl; aud quietly to enter upon, hold, occupy and enjoy said property; that said property is free from al! liens and
encumbrances; that he will make such Eurther assurances to perfect the fee simple titte to said property as may reasonably
` be required by the 14~Iortgagee; an~ that he does hereby fully warrant the iitle to said prnperty and will defend the same
against the claims of all persons whomsoever.
The Mortgagor hereby further assigns to the ~1'Iortgag~e all of the rent~, royalties, bonuses and benefits under am~
existing and/or future oil, gas or mineral lease uf any of the property hereb}~ mortgaged, as additional se~curity for the
payment of the indebtedness hereby secured. The Mortgagor shall have the right to collect and retain such rents, ro~•a!-
ties, bonuses and benerTts until defautt hereunder or under the note hereby secured. In the event of anv such default,
~ the 1~lartga~ee is hereby grantetl the unconditio;~al right and pow~er, at its option, at any time while such default remains
~ outstanding, to demand, receive and collect such rents, royalties, bonuses and benefits and apply same towards pay-
ment of the indebtedness hereby secured. The 1~~Iortgagee shalt not be bound hereby to demand, receive or coltect any
of such rents, royalties, b~nuses or benefits, and shall not be responsible for failure to exercise the righCs hereby granted,
and failure to exercise such rights after the happening of a default shall not be construed as a waiver of such rights in the
~ event of a subsequent default.

and payable to the ~1ort~agee at its Home Office in Hartford, Connecticut, in lawful money of the linited States, in

3. To pay~ all liens ~~hich might by operation of law• or otherwise be or become superior to the lien of this mor±gage;
to keep said property in gaoc3 condition and repair and not to do or permit w~aste thereon, or do or suffer anything
to be dc~ne k~iiich w•ould depreciate or impair the vatue th~reoE and not to remove, demolish or make any suh-
stantial alterations ta any of the huildings or other impro~-ements without the written consent of the liortgagee.
To cultivate, fertilize, spra}•, dust and prune al! citrus trees ]ocated on the mortgaged property in a gooci and
husbandlike manner for and du: ing the term of this mortgage, and in the event that the `Iortgagor shall fail
to care properiy for said ~rove as nerein required, ttlQil the \tortgagee may, at its option, declare the entire in-
c~ebtedness secured b}• this mort~age due ~~nd pa}~able, and ma~•, at its option, foreclose tl:is mortgage and ask
~or and obtain a rece~ver to n~anage said grove d~iring the time that said foreclosure is pending.
To I~eep tne buitdin~s and other improvements noa• or hereafter located on said property constantl}• insured
against loss ar darnage by fire, u~indstorm and such other hazard or hazards as ma}• reasonabl}~ be required by
the ~Iortgagee at any time ~~-hile the indebtedness hereb}~ secured remains unpaid, in an amount, in form and
in a rompan}• or companies satisfactor}• to the 1lortgagee, and to deposit the policies of s4ch insurance and re-
riew~als thereof with the ~lortgagee, with a11 prem~ums therefor paid and with mortgagee dause satisfactor}~ to
the ~L;ortgagee attached thereto. Any amount received b}~ the 1lortgagee under an~• such policy rna~~, at the
option of the 1~Iortgagee, (a) be applied toward payment of any sum ljereb}• secured as the ~Iort~agee shall ~ie-
termine, or (b) be used toward the cost of rebuilding or repairing the destroyed or damaged buitdings or other
improt-ements on the mort~aged property, upon cornpletion of such rtbuilding or repair ta the satisfaction of the
~Iort~agee, or {cj be paid to the tilortgagor. Interest shall noY be ailow-ed on an}• insurance proceeds held b~•
tt~.e \fort~agee pending completioti of rec~nstruction or repair of said buildings or other impro~~einents. Such
paiicies of insurance ancl all renewals thereof are hereby assi~ned to the ~lortga~;ee as additioaal se~urit~- fvr the
pa~•rrient of ihe i~debtedness hereby secured and the llortgagor hereby agrees that any values available there-
under upon cancellation or termination of an~- of such policies or reneu•als, whether in the Eorm of returj; of pre-

6. In the e~~ent titat the ltartgagor shall fail to pa}~ an~• taxes, assessments, insurance premiums, liens or charges
of an}~ character, general or special, which tne ~tort~agor is requireci hereunder to pa}•, the i~Iortga~ee may-,
at its option, r~iake payment thereof and may alsa recleem the mortgaged propert~~, or any part thereo~, [ron~
tax sales, 1ti~ithout any obligation to inquire into the validitv oi such taxes, assessments or tax sales, th~ receipts
