t~is contract; ~our Thousand Dollars ($4,000,00)
on Juiy 11, 1966; and the balance of the purchase
price, Thirty-Seven Thousand Dollars ($37,000.00),
payable during a period of nine (9) years fram
July 11, 1966, in equal installments, payable on
July llth of each succeeding yeart ~n the amount
of $4,111.11. with interest at the rate of 5 per
centum, per annum payable annually on the whole
sum remaining from t~me to time unpaid;
and to pay all taxes, asse5sments or impositions that may be legally
levied or imposed upon said land subsequent to tre year 1964, and to
keep t~e buildings upon said premises insure~ in some company s~tis-
factory to ~he par~ies of th~ first part in a sum not less than ir.-
surable cash ~yalue, during the term of this Agreement. And in the
case of failure of the said party of the second part to make the pay-
ments or any part ~hereof, ar to perform any of the covenants on his
part hereby made and entered into, his contract shall, at the option
of the par_ties ~f the first part, be forfeited and terminated, and
the party of t~e sec~nd part shall farfeit all payments made on this
con~ract; and sucn payments shall be retained by the said parti_es ar
the first part in full satisfaction and liquidation of all damages
by them sustained, and said parties of the first part shall have the
right to rc-~nter and take possession of the premises aforesaid wit~~
out being lia~le to any action therefore, and a~ the optian af ~he
parties of the first ~art the unpaid balance shall without de~and
become due and payable~ and all costs and expenses of collection of
said moneys by foreclasure or otherwise, including solicitorts iees,
shall be paid by the party of the second part, and the same are here-
by ~ecux'ed .
