takes, xnd when nat in use shall be kept as clasely adjacent to the bank as safety allows to the end that
navigation of the ~vater~vays ~•ill nc~t be impeded. An~• ii~e of the canals or lake, shall be at the sole and
absolute risk of the person so using.

12. Portions of the Plat marke~l "Reser~•ed" is the pri~•ate property of the Grantor and not subject to
these conditions and re~trictions and the Grantor reser~~es the right to release in whole or in part any
restriction hereunder or to include in any contract or deed hereafter made an~~ additinnal restrir.tive
' co~~enants providin~ same are not incansistent w~ith these herein cc~ntained.
' 13. Any and all rights and reservations of the Grantor herein includ~d may b~ transferred or as-
si~,*ned by the Grantor to a Property Owners Association or some corporate or non-corporate organization
whose purpose it is to ~ro~~ide for the welfare of Lakewood Park. All purchasers of residence property
nre to be automatically entitled to membership and votinR rights in an assvciation of Owners to be form-
~ ed for the purpose of enforcin~ the convenants and maintaining the hi~h standards of Lakewood Park.
All o~•ners shal] be entitled ta equal rights in the use of streets, park areas, lakes and canals and any
other use of property w•hich shall be set apart by the Grantor and be maintained by the Property Oivn•~
erG A:::,aciation whei~ formed or a corporate or non-corporate organization. Grantee wi11 pay ~11 for
[ each lot to Grantor, his nominees or assigns, on February 1, of each year, said sum to be used for gen-
eral maintenance, ~
14. T'he Crantor reserves to itself the ruaus and «~a~~s shown un the Plat referred to herein and re-
! ser~•es the right at any tirne to dedicate all roads or wa~~s shown on Plat to public use or to convey same
~ to the State, County or Cit~~ or any a~enc.Y thereof.
~ 15. For the breach of anc~ of the a~ove restrictions, the Grantor shall be en±itled to apply for relief
by injunction in addition to any ot.her remedy and failure of the Grantor to enforce a restriction herein
shalt n~t be deemed a wavier of a right ta do so thereafter as to the same, a prior, or subsequent. breach,
~ and Grantor shall not be held liable for szid failure to enforce any restriction herein.
16. Ail of the co~-enants and restrictions shali remain in force until January 1, 1968, and shall be
f automaticali~- reiieti~~ed for each 5 y~ear period thereafter unless owners of at least two-thirds of the lo~~ in
the det-elopment shall, at least si~ months prior to an~T such renewai date, agree in writing to a change in
ur an abrog~tion of any of the above co~•enants, and recards such t~vriting so amending the afor~said
