lakes, and when not in use shall be kept sy closely adjacent to the bank ~s safet~• allo~~s to the end that
na~i~aiion of the waterwa~•s «~ill n~t be impeded. Any u,e of the canals or lakes shxll be at the sole and
absolute risk of the person so usin~,r.

similar excxvatinR ~vithin the lot line be done; nor any bulkhead or sea wa'.l.be built until plans h~ve been
appro~~ed by Grantor.
11. If a lot berders a ca.zal or lake, the bed of the canai or lake and the r~•aters abo~~e sur.h bed are
not included.
12. Portions of the Plat rr~arked "Reser~•ed" is the private property of the Grantar and not subject to
these conditions and re`trictions and the Grantor reser~~es the right to release in whole or in part any
restriction her~under or to include in any contract or deed hereafter made nny additional restrictive
co~~enants pro~~idin~ same are not inconsigtent with these herein contained.
13. Any &nd ail rights and reservations of the Grantor herein included may be transferred or as-
signed by the Grantor to a Property Owners Association or sorne corporate or non-corporate organization
who~ purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property
are to be automaticallv entitled to membership and voting rights in an association of Owners to be form-
ed for the purpose ot enforcin~ the convenants and maintaining the high standards of Lakewood Park.
AlI owners shall be entitled to equal righ~s in the use of streets, park areas, lakes and can~els and any
other use of propertv ~•hich shall be set apart by the Gr~ntor and be maintained by the Property Own-•
ers A~sociation when formed or a corpara~te or non-corporate organization. Grantee will pay $11 for
each lot ta Grantor, hi~ nominees or assigns, on Februar~~ 1, of each year, said sum to be used for gen-
eral maintenance.
14. The Grantor reserves to itsetf the ruaus and waya sho~•n on tt,e Plat referred to herein and re-
ser~~es the right at any time to dedicate all roa3s or ways shown on Pla* to public use or to convey same
' to the State, County or City or any a~ency thereof.
15. For the breach of an}~ of the above restrictions, the rrantor shall be entitled to apply for relief
by injunction in addition to any other remedy and failure of the Grantor to enforce a restriction herein
shall not be de~emed a wavier Qf a right to do so thereafter as to the same, a prior, or subsequent breach,
and Grantor shall not be held ]iable for said failure to enforce any restriction herein.
16. All of the co~~enants and restriction~ shall remain in force until January 1, 1968, and shall be
automatically~ rene~ved for each 5~•ear period thereflfter unless owners of at least two-thirds of the lo~ti in
the de~•elopment shali, at least six months prior to any such renev~al d~te, agree in w~riting to a change in
or an abrogation of any of the above covenants, and records such writing s~ amending the aforesaid
covenants.
