Witneaaeth: That the mortgagor, for and in consider~tion of a loan of maney in thr principal sum stated in the
promissory note hereinafter described, and other valuable considerations, receipt whereof is hereby acknawledged,
da,~s hereby grant, barfiain, sell, alien, remise, release, convey and confirm unto the mortgagee, in fee simple, all
those ce: tain lands, of which the mortgagor is now seized and possessed, hereinafter called the premises, situate,
lying and being in the County of St. Lucie , and 5tate of F(orida, described as follows:

of the centerline of the exi~ting channel (as oi July 25, 195$) _
of the Rim Ditch Canal.

to~ether with all and singutar the rights therein, fixtures thereon and appurtenances thereunto belonging, whether
now or hereaft~r acquired, which shai) inciude, without licititing the generality of the foregoing, the following:
All rents, issu~s and profits, including all rents, royalties, banuses and benefits under any existing
or future oil, gas or mineral ar other leases; ail easementa or rights of way; and all water rights,
and
All impmvements of any kind or description, including all buildings, a.nd the plumbing, h~ating,
ventilating ar.d lighting systems and equipment therein; all barn equipment; all fences and gates;
and all pumps, pumping stations, motors, swit~h boxes and transformers, engines, machinery,
tanks, reservoirs, pipes, flumes or ather equipment used for the production of water on ihe
premises or for the irrigation or drainage thereof, and
All timber now or hereafter standing or growing on the premises.
'i"o Have and to Hold the same, together with all and singular the tenements, hereditaments and appurte-
nanr.ea thereunto betonging or ap~ertainig~, and the reversion and reversions, remainder and remainders, rents,
issues and profits thereof, and all the ~state, right, titie, interest, homestead, dower, right of dou~er, separate
estate, ~roperty, passessio~, claim and demand whatsoever in law and in equity c~f th.e mortgagor in and to the
~,remises and every part and parcel thereof anto thc mortgagee, in fee simple, forever.
And the mortgagor does hereby coveraar~t with the mortgagee and with any purchaser at foreclosure sale here-
under that the mortgagor is indefeasibly seized of the premises, in fee simple, and has full power and lawful right
to convey the same as aforesaid, and that it shall be lawful for the mortgagee at all times herea.fter peaceably and
quietly to enter upon, hold, occupy and enjoy the premis~s and every part thereof; and that the premises and every
part thereof is free from all encurribrances; and that the mortgagor will make such other and further assurances
to perfect the fee simple title to the premises in the mortgagee or in said purchast:r at foreclosure salr_ hereunder,
as may hereafter reasonably be required; and that the mortgagor dces hereby fully warrant the titlc to the prem-
ises and every part thereof and wrll defend the same against the lawful claims of ali persons whomscever. •
Provided Always, and these presents are upon the express condition that if the mortgd~or shall pay to the
martgagee that certain promissory note of even date here rth, payabte ta the order of the mortgagee, in the prin-
