13. Any and all rights and re~ervations of the Grantor herein included may be transferred or as-
signPd by the Grantar t~~ a Prapertti~ Owners Association ar some corporate or non-corporate organization
~i~hoae purpose it is to ~~ro~~ide for the welfare of Lak~wood Park. All purchaserq of regidence property
nre to be automatically~ entitted to membership and votin~ rights in an association of Qwners to be form-
ed for the purpose of enforcin~ the conven~nts and maintainin~ the hi~h standards of Lakewood Park.
All oK~ners shsll be entitled to equal ri~hts in the use of streets, park areas, lakes and canals and anv

ers Association ~vhen formed or a corporate or non-corporate organization. Grantee will pay $11 for
each lot to ~rantor, his nominee~ or assign5, on February 1, of each year, said sum to be used for ~en-
eral rnaintenance.
14. The C'~rantor reser~~e~ to itself the ru~~~s and ~•a~~s shown un t}~e Plat referred to herein and re-
cer~•es the right at any time to dedicate all roads or ~va~-5 shown on Plat ta put~lic use or to canvey same
to the St.ate, Count~~ ar City or any a~;ency thereof.
15. fior the breach of an~~ of the above restrictions, the Grant~r 5ha11 be entitied to apply for relief
b~~ inj~nction in addition to any ather remedy and failure of the Grantor to enfor~e a restric:~ion herein
shall not be deemed a wa~~ier of a riKh~ to do so thereafter as to the ~ame, a prior, or subsequent breach,
and Grantor shall not be helci liahle for said failure tr~ enforce an~• restriction herein.

automaticall,r~ reneiti~eci for each 5~~ear period therezfter unless ow~ners of at least tw•o-thirds of the Io~G in
