The mortgage and the n~te eecuced hereby shali be governed aad conetrued accarding to the laws oI the State c+f Florida at the date of e~cecution. 15. The word "rriortgagar" and the lan~uage of this instrument shall~ where there ia more than one mort- gagor, be c~nstrued as plural, and all the covenants, agreements and othet provisiona herein aet forth shall bt jaint and several; the word "mortgagee" ahall be oonstrued as including any la~rful holder of the note secured 4ereby ; and boeh the words "cnortgagor" arrd "mortga~ee" shalt be oonstrued aa inc~uding the heirs, executora~ administrators, succeasors and assigna af e4tch. 16. ~n ~he event the arar~gagor should convey the premises d~scribed herein or any part thereof, prior to the paymertt in full of said note, or any renewal or extension thereof, the legal holder of said note may at its option either farthwith or at any time prior to payment in full of said nvte, declare immediately due and payable thirty-five {35%) per centum of the unpaid bal.ance of said note. 17. That rnortgagor shall at all times wr,rk, prune, cultivate, ferti- lize, spray, dust, care for and maintain in a husbandlike manner accord- ing to the mart approved methods of culture a~l of the grove and orchard trees now on said premises or h ereafter planted thereon, and shall protect said groves and orch ards against loss or damaqe by fire by making and maintaining proper fire breaks in and around said groves and orchards in a good and workmanlike manner; andin the event that the mortgagor shall default in the performance of any of th e provisions of this paragraph the mortgagee may, wiznou~ notic:~ ~r 3z~«an3 as3c ~cr and e~ta~ n~t1?Q appointment of a receiver for the protection and management of said security or may remedy such default, and carry out and perform all of the obligations of the mortgagor hereunder at the cost and expense of the mortgagor and pay the cost thereof, and the mortgagor hereby agree~ immediately to repay to the mortgagee on demand any sums so paid, with interest thereof from the respective date5 of such payments at the same rate as specified in the no te secured hereby on the principal thereof after default and matu~ity, and all sums paid by the mortgagee with interest slzall be a part of the indebtednesg s~cured hereby and in default of inunediate repayment thereof by the mortgagor the whole indebt- edness secured hereby shall at the option af the mortgagee become due and payable forthwith without notice.
