r,.~2t~ the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee

simple; that it has good right and lawful authority to sell and conrey said land; that it hereby fully war-
rants the title to said land and will defend the same against the lawful claims of all persons whomsa
ever; and that said land is free of all encumbrances.
This conveyance is rnade subject to tne following conditions and restrictions which shalt be constru-
ed as covenants real running with the land to wit :
Subject to existing easernents, if any and to easements shown on subdivision plat.
1. 1V'o building other than one private dwelling and garage (carporte) shall be erected on this 1ot.
The dwelling shall have an inside tivabie floor area of at least 600 square feet and the garage (car-
porte) at least 1S0 square feet and shall be lo~ated at least 30 feet irom street or back line, 25 feet frorn
side ~treet lines and 10 feet inside lines of such lot. In case of single ownership of more than one' lut,
this covenant shall apply to the parcel owned as a whole. A duplex or guesthouse may not be erected ex-
cept with expre9s written approval of Grantor.
2. No dwelling may be erected on a land area af less than 9,000 square feet.
3. All plans, including plot plans, elevations and fences must be first approved by Grantor or an.
Association of Property 4ivners when formed and such construction when started must be completed
within 9 months.

a manner as prescribed by the St. Lucie County Board of Health. No draina~,?e may be located within 25

5. No tent, trailer, or any temporary type of structure shall be used as a residence, and the lot
shall not be used for storing„~ny materials except construction in progress,
6. No fence, wall, hedge, trees or shrubs whicl-i obstruct vision betw•een 2 and 6 feet abave road-
ways will be permitted an any corner lot. And any fence, hedge or shrubberti~ on a~•aterfront site that
is within 30 feet of the water line can not exceed three feet in height.
No activity vc?ill be permitted which is a nuisance or annoyance to the neighborhaod. Househatd
pets are permitted if not maintained far any commercial purpose.
8. No sign can be displayed except one professional sign or a"Sale" or "Rent" si~n of not mere
than one square foot.
