11. If a lot borders a canal or lake, the bed af the canaI or lake and the waters above auch bed are ,

12. Portions of the Plst marked "Reaerved" is the private prnperty of the Grantor and not subject to
these conditions and restrictions and the Grantor reserves the right to rclease in whole or in part any
restrictiort kereunder or to include in any contract ar deed hereafter made any additional restrictive
covenanta providing ssme are_ not incongistent with these herein contained.
13. Any and all rights and reservations of the Grsntor herein included may be tranaferred or as-
signed by the Grantor to a Property Ovrnera Aeaaciation or eome carpdrate ar non-corporate or~anization
who~e purpoae it is to provide for the welfare of L,akewood Park. All purchasers of residence prnpertq
are ~o be automatically entitled to membership and voting rights in an $seociation of Owners to be forna-
ed for the purpose of enforcing the convenants and rnaintsining the high standards o~ Lakewood Park,
All ownere shall be entitled to equal rights in the use of streeta, park areas, lRkea and cunals and any
other use of property which shall be get apart by the Grantor and be maintained by the Property Own-
ers Associ~tion when formed or a corporate or non-corporate organization. Grantee will psy ~11 for
each lot to Grantor, his nominees or assigna, on February 1, of each year, gaid sum to be uaed for gen-
eral maintenaace,
14. The Grantor reserves to itaelf the r~xus and ways shown on the Plat referred to herein and re-
servee the right at any time to dedicate all roads or ways shown on Plat ta public use or to cunvey same
to the State, County or City or any agency thereof.
15. Far the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief
by injunctian in additian to any ather remedy and failure of the Grantor ta enforce a restriction herein
sha]l not be deemed a wavier of a right ta do so thereafter as to the same, s prior, or subsequent breach',
and Grantor ahall not be held liable for said failure to enforce any restriction herein.
16. All of the covenants and restrictions shall remain in force until January 1, 1968, and shall be
automatically renewed for each 5~~r period ~hereafter uniess ownera of at least two-thirds of the lots in
the development shall, at least sia months prior to any such renewal date, agree in writing to a'~hgnge in
