TOGETHEI2 WITH any compensation, reimbursement, or monies to which the
said Martgagor may be entitled by reason af the loss, destruction or confisca-
tion of any or all of such cropa, and any other monies to which the Mortgagor
may become entitled under any present or future law of the United States of
Arnerica, or the State of Fl.orida, in enforcing ar carrying out any quarantine
or other regulation by said State, ar the United States of America.
IT BEING AGREED that this mortgage lien pledges not only the current citrus
fruit crops now growing and being raised on said land, but also pledges all of
the f~tare and successive fruit crops to be grown or raised an said land, and
also ~ll c~r~pensation, reimbursement or monies for same by reason of any
quarantin~ or at~.er 1aw as above mentianed, for a period of twenty (20) years
from date hereof and/or until the payment in full of all of the indebtedness
hereby secured.
MORTGAC~R. AGREES to give all of the citrus fruit trees on said premises all
the culti~,*aiit~n and care necessary for the production of a good merchantable
crop af fruiti and, at the expense of said Mortgagor, to insure and keep insured
against a~y Ihss or damage by hail, windstorm, frost and/or freeze to the sat-
iSfaCtion Gf, and when required by, the Mortgagee, and citrus fruit nova growing
or hereafter to be grown on said premises, during the cc~ntinuance hereof, and
in the event of failu~e to do so, the Moxtgagee and/or its agent, and/or its
_ assignee; whenever in %ts discretian its interest may so require, is hereby
aui~iorized and em~ot~ered to enter in and upon sa.id lands for the purpose of
- so cu~iivatzng and ha~vesting any or all of said fruit crops, and to so insure
said crops, or in the alternative shall have the right to declare the indebted-
ness due hereurbder to become due and payable.
