2. To maintain in a~ state of goai repair the building ~

ar impairment of the sa,I~e, reason~ble wear and tear of the same
only excepted.
~ 3. To allow no liens to be placed on the above descri-
bed property f or materials furnished, or labor perform~ed thereon,
and if any such liens are so placed, the same may be gaid by the
parties of the first part and each such payment, plus interest
th~reon at 8% ger annum, shall be added to the unpaid balanc~ of

I~ 4. To pay a reasonable attorney's fee and all Court

leqal action tn enforce the provis3ons hereof, or should the
f parties of the second part breach this Agreement and refuse to
~ quit the premises, making it necessary to br~ng eviction pro--

~ r.eedings against them, or shovl3 the parties of the first pa~st
be required ta fo rec3ose this Agreement or o~herwise bxing legal
a ction hereunder.
