Beginning at the Northwest corner of the above described
Parcel One, run thence Northerly along the Eas~ right of
way line of State Road #605 (Old I}ixie Highway) a distance
of 60 feet; thence run East to the West boundary of the
Florida East Coast Railway right of way; thence run
Southerly along said Railway right of way line to the
Northeast coraer of the above described Parcel One;
thence run South 69 degrees 32 minutes West along the
Northerly line of said Parcel One to the point of be-
ginning.
TOGETHER with all the tenements, hereditaments and appurtenances
thereto belc~raging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever,
AND the grantor hereby covenants with said grantee that it is law-
fully seized of said land in fee simple; that it has gaod right and lawful
authority to sell and convey said land; that it he:~eby fully warrants the
title to said land and will defend the same against the lawful cl~.ims of
all persons whvmsoever; and that said land is free of all encumbrances,
except taxes aceruing subsequent to Decernber 31, 1964.
