Together with all structures and improvernents now and hereafter on said land, and fixtures attached
thereto, and all rents, issues, proceeds, and profits aceruing and to accrue from said premises, all of which
are included within the foregoing description and the habendum thereof ; also all gas, steam, electric,
~ater, and other heating, cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power
systems, machines, appliances, fixtures, and appurtenances, x•hich now are or may hereafter pert$in to,
or be used with, in, or on said premises, even though they be detached or detachable.
TO HAVE AND TO HOLD the same, together with all and singular the tenements, hereditaments and ap-
purtenances thereunto belonging or in any~r ise appertaining, and the reversion and reversions, remain-
~ der or remainders~ rents, issues, and profits thereoff and also all the estate, right, title, interest, home-
stead~ dower and right of do~~er, separate estate, possession, claim and demand ~ hatsoever, as ~~ell in
law as in equity, of the said mort,gagor in and to the same, and every part thereof, with the appurte-
nances of the said mortgagor in and to the same, and every part and parcel thereof unto the said
mortgagee in fee simple.
And the mortgagor hereby covenants w-ith the mortgagee, that he is indefeasibly seized of said land
in fee simple; that }ie has full po~c•er and lavs~ful right to convey the same in fee simple as afaresaid;
that it shall be lawful for the martgagee, at ail times peaceably and quietly to enter upon, hold, occupy,
and enjoy said land, and every part thereof ; that the lar.d is and ~•ill remain free from all encumbrances;
that said mor~gagor will make such further agsurances to prove the fee simple title to said land in said
mortgagee as maS~ be reasonably required, and that said mortgagor does hereby fully warrant the title
to said land, and every- part thereof, and w ill defend the same against the la~~ful claims of all persons
whomsoever. . •
