Whenever GENERAL DEVELOPMENT CORPORATION, its successars or assigns, shall notify the undersigned in writing cit the address indicated below (or at such other address as may be desig- nated by the undersigned fram time to time) thcrt the said premises aa~e not in a reasonnble state of crppearcmce mzd repcrir consistent with the general apr.~e~~ce cmd state of repair of other properties within the immediate vicinity, the undersigned agrees to accomplish the required repairs, maintenance, etc., set forth in srsid notice within 15 days after receipt of same. 2. If the undersigned shall fail or refuse to accomplish the required repcurs or m~sinten~ce, etc., within the presca'ibed time, GENERAL DEVELOPMENT CORPORATION, its sucvessars or assiyns, acting by ~d through its duly au$iorized agents may come upon ihe premises for the purpose of doing the necessc~ry work. Provided, howeeer, that such work shall be limited to lawn and ycad mmnten~ce to prevent aai overgrown or un]cempt ccppearrunce, and to painting mid minar repcdrs to the ezterior of the building or buildings, situated on the p~emises in order to prevent ~ unsightly or ur~afe oocidition. 3. As to cmy cosffi or expenses incurred by GENERAL DEVELOPMENT C~RPORATION, its suc- cessors or ~siyns, in bringing about and ac~complishing the work referaed to in the notioe, the tuYder- signed agrees to ma]ce pcxyment thereaf within 10 dczys after demand. Provided, ~lOW@V@I, that demand for payment shall nat exceed actual c~cysts or expenses incurred. 4. In the event that the undersigned shall fc~il or refuse to make payment of the actual cos4s or expenses incurred, then, and in that event only, GENERAL DEVELOPM£NT CORPORATION, its suc- cessors cr assigns, may undertake collection of the sum which the undersigned is obligated to pcsy here~inder, together with all costs of collection including a r~asonable attorney's fee. GENERAL DEVELOPM~NT CORPORATION may, in addition to other remedies prescribed by Floridcx law, give notice that it has acquired a lien against the subject property for said cunount and may file a Notice of Lien amang the Public Records of the County in whicn the premises ctre situctted.
