,.~I'I1~I the grantor hereby covenants with said grantee that it is la~sfully seized of said land in fee
simple; that it has good right and lawful suthority to sell and convey said land; that it hereby fuily war- '
rants the title to said land and ~vill defend the same against the lawful claims of all persons whomso-

This canveyance is made subject to tne following conditions and restrictions which shall be cc~nst:u-
ed as covenants real running with the land to wit : ~
Subject to existi~g easements, if any and to easements shown on subdivision plat.
1. No building other than one private dwelling and garage (carporte) shall be erected or~ this lot.
The dwelling shall ha`~e an inside livable floor area of at least 600 square feet and the garage (car-
porte) at least 180 square feet and shall be located at least 30 feet from street or back line, 25 feet from
side street lines and ~0 feet inside lines of such lot. In case of single ow~nership of more than ane lot, '
this covenant ahall apply to the parcel owned as a whole. A duplex or guesthouse may not be erected ex-
c~pt with express w~ritten appro~ al of Grantor.
2. h'o dwelling may be erected on a!and area of less than 9,000 square feet.
3. All plans, including plot plans, ele~ations and fences must be first appro~ed by Grantor or ar.
Association of Propert3 Owners when formed and such construction when started must be compteted

4. No outside toilet facilities tt•ill be permitted and septic tanks must uz erected and maintained in ,
a manner as prescribed by the St. Lucie County Board of Health. No draina~e ma~~ be located within 25
feet of an adjoining lot, 50 feet of a waterfront 1ot, or 50 feet af any ~•ell.
5. No ~ent, trailer, or any temporary type of atructure shatl be used as a residence, and the lot
shall not he usetl for storing~ny materials except construction in progress. ~
6. No fence, wall, hedge, trees or shrubs which ob~truct vision betv~•een 2 and 6 feet above road-
way s wil] be permitted on an~~ corner lot. And any fence, hedge or shrubber}• on a«~aterfront site that
is within 30 feet of the water line can not exceed three feet in height.
7. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Household
pets arF permitted if not maintained for any commercial purpose.
8. No sign can be displayed except ot~e professianal sign ~r a"5ale" or "Rent" sign of not more
than one square foot.
