(a) Unti~ June 30, 1971, Gereral shall maintain the ¢i ~ Iawn of the Purchaser and the Purchaser shall pay to General as a charge therefar at a rate nat to exceed SIXTEEN DOLLARS ($15.00) per month, payable quartex-annually as billed. rhe lawn main- ~ tenance service to be furnished by General shall include maa?ing, waterin and s ra in for chinch bu s and similar lawn ests. ~r 9 P Y 9 9 P ~i Water required for watering the lawn of Purchaser shall be fur- ;i ~ nished by the Purchaser at his expense. The frequency with which ~ the lawn i.s mowed, watered or sprayed shall be at the sole discre- i tion of General. The frequency of service shall be such as to ~ maintain the laam in a neat and ordexly appearance. General assumes na responsibility for the condition of health of the Purchaser's ; I tr~es, shrubs, and other plantings. General shall have the non- ~ cumulative right to increase the maximum monthly rate for Ia~m maintenance service by not more than ten (1[~) percent af. the initia~ maximum rate set farth above; viz., an increase of $1~60 applying to each of the mcmths in the next succe2ding calendar ~ ~ year. ! (b) From and after June 30, 1971 the contractual ~ ~ rights and obligations nf General and the Purchaser With respect to lavm maintenance as set forth in this paragxaph shall cease, ' tenainate and be of no further fc~rce or ¢ffect.
