And the said Mortgagor, f~r itself and its successors and assigns, hereby covenants and agrees: 1. To pay all and singular the principal and interest and other sums of money payable by virtue of said promissory notes, and this mortgage, or either, promptly on the dates respectively the same severally come due. Every such installment of principal or interest not paid wrhen due shall bear interest at the rate of eight per cent .(8$) per annum until paid. 2. To pay all and singular the taxes, assessments, levies, lia.bilities, obligations and encumbrances of every nature on said described property each and every, and if the same be not promptly paid the said Mortgagee, its successors, legal representatives or assigns, may at any time pay the same without waiving or affecting the option to foreclose or any right hereunder and every payment so made sha11 bear interest from the date thereof at the rate ~f six per cent t6~) per annum. 3. To permit, commit or suffer no waste, impair~~~~nt or deterioration of said property, or any part thereof. 4. If any of said sums af money h~rein referred to be ~ not promptly and fully paid upon the same becoming dua and payable, or if e~ch an d every the stipulations, agreements, conditions and covenants of sai.d notes and this mor~gage, or either, are not duly performed, camplied with and abided by, the said aggregate sum regresented by said notes shall become due and payable forthwith, at the aption of the Mortgagee, its successors or assigns, as fully and completely as if the said ~ aggregate sum was originally stipulated ~o be paid on such day, anything in said promissory notes or herein to the contrary not- withstanding. acoK ~ tS ~ -3-
