nsvig~tion of Lhe waterwaye will not be impeded. Any use of the canals or lakes shall be at the aole and
absotute riak oi the pemon so using.
7~0. No filling or dredg~ing may be done beyond any lot line, nor shall any cutting of boat alipa or
similar excavating within the lot lin~ be done; nor any bulkhead or sea wallbe built until plans have been
approved by Grantor.
11. If a lot borders a canal or lake, the bed of the canal or lake and the waters sbove such bed are i ~
not included.
12. Portions of the Plat marked "Beserved" ia the private prnperty of the Grantor and not subject to '
these conditiona and restrictions and the Grantar resen~es the right to release in whole or in part any
restriction hereunder or ta include in any contract or deed hereafter made any additional restrictive
covenants providin~x same are not inconaiatent with these herein cnntained.
13. Any and all rights and reservations of the Grantor herein included may be tranaferx~ed or aa-
sig~ed bq the Grantor to x Property Owners Association or some corporate or non-corporate or~anization i
wha~te purpoee it is to provide for the welfare of Lakewood Psrk. All purchasers of residence property ~
are to be automatically entitled to membership and voting righta in an association of Ownera to be form- ~
ed for the purpose of enforcing the convenants and maintaining the high gtandards of Lakewood Fark. ~
All owners shall be entitled to equsl rights in the use of streets, park areas, lakes and r.snals snd any '
other use of property which shall be set apart by the Grantor and be maintained by the Propertq Own•• ,
ers Association when formed or a corporate or non-carporate organization. Grantee will pa3~ $11 for
each lot to Grantor~ r,is norninees or assigna, on February 1, of each year, said sum to be used far gen-
eral maintenance.
14. The Gra~ntor reserv~s to itself the ruxus and ways shown un the Plat referred to herein and re-
serves the right at any time ta dedicate all roads or ways shown on Plat ta public uae or to convey game i
to the State. County or City or any agency thereof. '
- 16. For the breach of any of the above reatrictions, the Grantor shall be entitled to apply for relief I
by injunction in addition to any other remedy snd failure of the Grantor to enforce a restriction herein ~
shall not be deemed a wavier of a right to do so therssfter as to the same, a prior, or subsequent breach, ~
and Grantor shall not be helcl liabl~ for said failure to enforce any restriction herein. ;
16. All of the covenants and restrictions shall remain in force until January 1, 1968, and shall be ;
automatically renewed for each 5 year period thereafter unless owners of at least two-thirds of the lots in !
the development ahall, at lexst six months prior to any such renewal date, agree in writing to a change in ~
nr an abrogation of any of the above covenants, and records such writing so amending the atoresaid ~
covenanta. '
