10. No filling ar dred~ing may be done beyond any lot line, nor ahall any cutting of boat slips or ;
~irnilxr excavating within the lot line be done ; nor any bulkhead or sea wall be bailt until plana have been ~
approved bq~ Grantor.
11. Ii s lot borders a canal or lake, the bed of the canal or lake and the watera above such bed are
not iricluded. ~
12. Portiona of the Plat marked "~tPServed" is the private property of the Grantor and not eubject to
these conditiona snd restrictions and the Grantor reserves the right to release in whole or in part any
restriction hereunder or to include in any contract or deed hereefter made any additional restrictive
covenants providin~x same are not in~onaistent with these herein contained.
13. Any? and sll rights and reservatione of the Grantor herein included mr.y be traneferred or as-
gignect by the Grantor to a Property Owners As$ociation or some corporate or no~r?-corporate organization
whose purpose it is ta provide for the welfare of Lakewood Park. All purchasers of residence pro~?erty
are ta be sutomatically entitled to membership an~i voting.rights in ,an sssociation of Ownera to be forra-
ed for the purpose of enforcin~ the convensnts and maintaining the high standards of I:akewood Park.
All owners shall be entitled ta equal rightg in the uge of atreets, park areas, lakes and canala and any
other use of property which shall be set apart by the Grantor and be maintained by the Property Qwn-•
ers Association when formed or a corporate or non-corporate org~nization. Grantee will pay $11 for
each lot to Grantor, his norniness ar assigns, an February 1, of each year, said sum to be used for gen-
eral maintensnce,
14. The Grantor reserves to itself the ruaua and ways shown un the Plat referred to herein and re-
serves the right at any time to dedicate all roads ar ways shown an Plat to public use or to convey same
to the State, Connty or Cit~? or sny agency thereof.
16. For the breach of any of the above restrictiona, the Grantor shall be entitied to apply for relief
by injunction in additiion to any other remedy and failure of the Grantor to enforce a restricti~n herein
shall not be deemed a wavier of a right to do so thereafter as to the same, a prior, or ~ubsequent breach,
and Grantor shall not be held liable for said failure to enforce any restriction herein.
16. All of the covenants and restrictions shall remain in force until January 1, 1968, and shall be
automatically renev~ed for each 5 year period thereafter unless ownera of at least two-thirds of the lots in
the development shall, at least sia months prior to any such renewsl date, agree in writing to s chsnge in
or an abrogation of any of the above covenants, and recdrds such writing ao amending the afore~aid
covenanta
