And the said Mortgagor, for itself and its successors and assigns, hereby covenants and agrees: 1. To pay all and singular the principal and interest and other sums of money payable by virtue of said promissary note, and this mortgage, or either, promptly on the dates respectively the same severally ec~~?. d~e. Every such installmen~t of prineipal or interest not paid when due shall bear interest at the rate of eight per cent (8$) per annum until paid. 2. To pay all and singular the taxes, assessments, levies, liabilities! obligations and encumbrances of every nature on said described property each and every, and if the same be not promptly paid the said Martgagee, its successors, le ga1 representatives or assigns, m~y at any time pay the same without waiving or affecting the option to ~oreclose or aaiy right herEUnder and every payment so made sha11 bear interes~t from the date thereof at the rnte of six per cent t6$) per annum. 3. To permit, commit or suffer no waste, impairment or deterioration of said property, or any part thereof. 4. To perform, comply ~ith and abide b3~ each and every the stipulations, agx^eements, conditions and covenants in said purchase money note and in this mortgage set forth. 5. If any of said sums of money herein referred to be not promptly and fully paid upon the same becoming due and payable, or if each and every the stipulatians, agreements, conditions and covenants of said note and this mortgagE, or either, are not duly performed, complied with and abided by, the said aggregate sum repr~asented by said note shall become due and payable forthwith, at the optian of the Mortgagee, its succesaors or assigns, as fully and completely as if the said aggregate sum was originally stipulated to be paid on such day, anything in said promissory note or herein to the contrary not- Withsta,nding. 6. To preserve, mnaintain and care for any citrus groves upon the above described premises, so long as a11 or any part of the indebtedness secured hereby remains unpaid, such care and maintenance to include cultivating, spraying, dusting, pruning, fertilizing, together with watering and proteetion against damage by frosfi and fire where custainary and in keeping with local practice, marketing of crops and replanting of trees when needed, all to be done in a husbandlike manner and in accordancP wi.th approved methods of grove culture. 7.
