THE MORTGAGOR C~OVENANTS AND AGREES THAT:
(1) The M~RTGAGOR herein shai) make the paymentg , called for in the 18t mortgage
now encumbering this property, to the MORTGAGEE herein, which payrnent 8 the MOR7GAGE~ here-
~ in shall in turn deliver to tne owner of the said 18t mortgage .
(2) I'f the MORTGAGOR herein does nnt make the scheduled payments as fhey come due under the af~r~
said lst rnortgage , then the INORTAGEE here at1t8 option, can make the said delirr-
quent payment8 , adding said payment 8 made to the balance due under this mortgage deed. In
. the event that the ~110R7GAGOR herein does not make the sc;~eduled pa~+ments as they becorr~e due
under the aforesaid 18t mortgage , then at the option of the MORTGAGEE
herein, the ensire balance due h4reunder can be deClared due and payable in full on demand by the
said MORTGAGEE herein.
~ (3) The MORTGAGOR herein shall not further encumber this property, except by obtaining the permission
af the MORTGAGEE herein.
(4) The MdRTGAGOR herein wil! at the request of the MORTGAGEE herein, refinance the first mortgage
now encumbering this property at any time deemed desirable by the MOR7GAGEE herein. 1'he pro- ~
ceeds of said refinancing to be applied against the unpaid balance due F:ereunder.
(5) The MORTGAGOR herein wili at the requesfi of the MORTGAGEE herein acknowled~e this mortgage
and the amount stil! due at the time of the request on a form provided for this purpose by the MORT-
GAGEE.
' (b) Failure on the part of the MOR7GAGOR to comply with, perform, or abide by any of the agreements,
' stipulations, conditions and covenants as set fortn above in sactions 1, 2, 3, 4 and 5, empowers the
MORTGAGEE herein, at his opt~on, to dec,lare the entire balance due hereunder to be due and payable ~
at once. Failure of the MdRTGAGEE herein, to exercise this option at any time shall not constitute a
waiver of the right to exercise this option ai some later time. -
~ (7) In the event of foreclosure of ihis mortgage deed, the MORTGAG~R wiil be held liab!e only to the ex- "
. lent of ihe property encumbered by this mortga3e deed.
