abide by each and every ~the stipulations, agreementa, condit~ions, and covenants of said~ pramissory note and
of this mortgage, then this mortgage snd the estate hereby created shall cease and be null und void.
The Mortgagor further cnvenants ae follow~:
1. That he will pay the indebt~edne~s, aa hereinbefore provided. Privile~e is reserved to prepay st an~ time,
~+ithout premium or fee, the entire indebtednes~ or any part thereof not tesa than Lhe emount of one wstallment,
or one hundred dollars (~IOU.00), whichever is leea. Any pr~epayment made oa other than an installmenE
due date will noC be credited until the nezt following installment due date.
2. In order more fully to protect the security of this mortgage, the Mortgagor, tagether with, and in addi-
tion to, the monthly payments under the terms of the note secured hereby, on the installment due dat~ dap of
each month until the said note is fully paid, will pay to the Mortgagee as trustee (under the terms of this
trust as hereinafter sGsted) the following srsms:
(a) A sum equel to the ground renta, if any, next due, plu~ the premiums that w~ill neat become due and
psysble on policiea of fire and other hazard inaurance covenng the mortgnged pro~perty, plus taxea
and aee~esmsnte ne2ct due on the mortgaged property (all as estimated by t~e Mortgsgee and of
which the Mortgagor is notified) ieas all sums already paid therefor divided bY the nuxnber of months

3. If the total of the payments macic by the Mortgagor under (a) of paragraph 2 preceding ahall exceed the C~
amount of paymenta ectually made by the Mortgagee, as truste,e for ground rent~s, taxes and asee~sment.s, snd ~
in~urance premium8, as the cgse may be, such excege ahall be credited on subseyuent payments to be made
