(2) If the MORTGAGOR herein dnes not make the sch~eduled payments as they come due under the afore- ~ said 18t mortgage , then the MORTAGEE here a1Lt6 Qption, can make the said delin- quent payment ~i , adding said payment S made to the balance due under this mortgage deed. In the event that the 11AC~RTGAGOR herein does not make the scheduled payments as they become due under the aforesaid 1B~ mortgage , then at the option of the MORTGAGEE herein, the entire balance due hereunder can be declared due anci payable in full on demand by the I said MOIiTGAGEE herein. ~ (3) The MORTGAGOR herein shall not furtner encumber this property, except by obtaining the permission of the MORTGAGEE herein. (4) 7he MOR7GAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage now encumbering this property at any tims deemed desirable by the MORTGAGEE herein. 7he pro- ceeds of said refinancing to be applied against the unpaid balance due hereunder.
