been app~oved by Gr~ntor.
11. If a lot borders a canal or laLt, thr bed of the canal or lake and the wAters above such bed are
aot included.
12. Porcioas of thc Plat marked "Reservtd" is the private p~roperty of the Grantor s?ad not subjecc
co these ronditions aad restrictions and the Graator reserves che right to release in whole or in part any
rescriccioa hereunder or co include ia aay concr~~c or deed hereaEcer made any addicioaal restrircive
coveaants providing same are not incoasisteat with these herein contained.
13. Any and all rights aad reservatioas of thr Grantor heroia included m~y be tr~nsferred or assigned
by the Grantor to s~ Property Owatrs Association or some cocporate or aon-~orporate orgsnization whase
purpase it is to provide for the welfare of La~ewood Park. All purchasers of rrsidence propercy are to
be sutomatirally eatitled ta membership and voting righcs in an associacion af Owners co be formed fos
tht purpose of eafnrcing the covenants and maintaining the high standards of L~~ewood Park. All own~
ers shall bt entitZtd to equal rights in the use of streets, park areas, lakes aad canals and any other
use af property vnhich shall be set apart by the Grantor and be maintained by th~ Praprrty Owners As-
sociation when formed or a corporate or non•~orporate organixation. Grantee will pay sll for each lot
to Grantor, his nomintes or assigns, on February 1, of ea~h year, said sum to be used for general
maintenanrt.
14. The Grantor reserves to itself the roads and ways shown on the Plat referred to herein and re-
~ serves the right at any time to dedicate all roads or ways shown on Plat to public use or to convey same
v, to che Scate, County or Cicy or any agency [hereof.
15. FQr the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief
by injunctian ia addition to any other remedy and failure of the Grantor to enforce a rescriction herein
shall not be deemed a waiver of a right to do sa thereafter as to the same, a prior, or subsequent breach,
and Grantor shall not be held liable for said failure to enforce any restriccion herein.
lb. All of the cavenants and restrictions shall remain in forcr until January 1, 1968, and shall be
automatically renewed for ea~h 5 year period thereafter unless owners of at least two-thirds of the lots
in the development shall, at least si: months prior co any such renewal date, agrec in wKit-~~:~e~r,fhange
