The Makers of zhe Promissory Note which is made a part hereof
and the Morrgagors hereby agree that ~hey shall be personally
responsible far Lhe payment of the entire amount due under
said Promissory Note which is secured by this Mortgage.
ADDITIONAL TERMS OF MORTGAGE:
The Mortgage~s shall have a lien an all crops af citrus fruit ~
now growing on said land, and all crops af citrus fruit hereaft~r ~
to be grown on said land un~il the Mortgage shall have been fully ~
paid.

The citrus groves now located on the said land above-described, ?
and the crops of citrus fruit now growing and hereafter to be ~

grown thereon are the chief factors in the value of the martgaged ~
property; and the Morrgagors covenan~ and agree, among other
covenants:
(a) To cultivate, fertilize, prune, spray and otherraise keep, ~
care for, improve and maintain the citrus grove now located on `
the abovP described land in good state nf cultivation and
fertilization, according to the best standards prevailing in
the vicinitiy of the land at the time.
(b) That in case of any de~ault made by the Mortgagors as to
either or any of the covenants herein made and entered into,
and a suir in equity is in~tituted by the Martgagee to enforce
the rights, the Mortgagee sha11 be entitled to apply to the Cour~
having jurisdiction of such suit for Che appointment of a receiver
of all and singular said property and the rents, issues and profits
ther.efrom. Such receiver shall have the usual powers and duties,
inc~uding the power to care for and cultivate said grove and to
market any and all crops thereon and to collect any and all
~ revenues derived therefrom, same to be applied by such receiver
as required by law and under the direction of said Court. ~
(c) The Mortgagee may not claim a default for the failure to
~ comply with the covenants and agreements contained in paragraph
(a) above until the Mortgagors shall have failed to correct any
such default within thirty days after said default sha11 have
~ been brought to the attention of the Mortgagors by the Mortgagee.
