NOW, if the parties af the second part shall make the ~
payments and perform the covenants hexeinbefore mentioned on ~their ;
; part to be performed, then the parties of the first part will
: forthwith tender a good and sufficient deed with documentary stamps;
affixed thereto, in a prc~per amc?unt, to the said parties of the
second part.

xN THE EVENT OF FAILURE of the said parties oF the
` second part to make any of the payments, or any gart thereof,
; promptly on ~he ciates specified, or fail to perform any of the
' covenants on their part hereby made and entered 3nta, this
! Agreement shall, at the option of the garties of the first part,

b~ forfeited and termi.nated, 2~nd fihe parties of the seeond paxt
' shall forfeit a11 payments mad.e by them under ~his Agreement; '
and such payzaents shal~. be reta3.ned by the said parties of the ~
! first part to~vard satisfactian and liquidation of all damages :
