No boata ahall be anchored aff shore in the canalg or lakes, and wh~n not in uae shatl be kept as cloeely adjacent to the bank ss safety allowg to the end that navigstion of the waterway$ will not be impeded, Any use of the canals ar lakes shall be at the sole and absolute risk oi the person so uaing. 10. No filling or dredging may be done beyond any lot line, nor shall an~- cutting~ of boat stipa ar aimilar excavating within'the lat line be done; nor any butkhead or sea wallbe built unti! plan~ have been approved by Grantor, Il. If a let borders a canal or lake, the bed of the canal or lake and the waters above such bed are not included. 12. Portions of the Plat marked "Reserved" is the private property of the Grantor and not subject to these conditiona and reqtrictions and the Grantor reser~es the right to release in ~hole or in part any restriction hereunder ar to include in any contract or deed hereafter made any additional restrictive covenants providin~ ~ame are not inconsistent with these herein contained. 18. Any and sll righte and reservationa of the Grantor herein ineluded may be traneferred or ss- signed by the Grantor to a Property Ownera Association or some corporate or non-corporate organization whase purpose it is to provide for the wetfare of Lakewoad Park, All purcha~ers of residence property are to be automatically entitlPd to membership and voting rights in an association of Owners to be form- ed for the purpose of enforcing the cnnvenants and maintaining the high atandards of Lakewood Park. All owners shall be entitled to equal rights in t~e use of streets, park areas, lakea and canals and any other use of property which shall be set apart by the Grantor and be maintained by the Property Own•~ ers Association svhen formed ~r a corporate or non-corporate organization. Grantee will pay $11 for each lot to Grantor, his nominees or assigrts, on Februsry 1, of each year, said surn to be uaed for gen- eral maintennnce, 14. The Grantor reserves to itself the ruxus and ways shovvn un the Ptat referred to herein and re- serves the right at any time to dedicate all roads or ways shown on Plat tu public use or to conv~y same tv the State, Connty or City or ariy agency thereof. 15. For the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief by injunction in additian ta any other remedy and failure of the Grantor to enforce a restriction herein shall not be deemed a wavier of a right to do so thereafter as to the same, a prior, or subsequent breach, and Grar~tor shalt not be held liable for said faileire to enforce any restriction herein. 16.
