~.~IY~1 the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee
simple; that it has good right and lawful authority to sell and convey said land; that it hereby fully war-
rants the title to said land and ~vill defend the same against the lawful claims of all persons whomso-
e~•er; and that said land is free of all encumbrances.
This con~~eyance is made subject to the following conditions and restrictiuns which shall be constru-
ed as co~•eriants real running with the land to wit :
Subject to existing easements, if anv and to easements shown on subdivision plat.
1. :~To building other than one privats dwelling and garage (carporte) or one apartment building
(which may include garage {carporte) for each apartment) may be erected on thiq lot. The building
setback line shall be at least 25 feet from front or back line and 10 feet inside side Iines.
2. No building may be erected on a land area of less than 9,0~0 square feet.
3. All plans, including plot plans, elevations and fences must be firat approved by Grantor or an
Association of Prapert~~ Owners when formed and such construction when started must be completed
~r•ithin 9 rlonths.
4. h'o outside toilet facilities u~ill be permitted and septic tanks must be erected and maintained
. in a manner as prescrit~ed hy the St. Lucie CoGnty Board of Health. No drainage may be located with-
in 25 feet of an adjoining iut, or 5~ f~et of any well.
5. No tent, trailer, or any temporary type of structure shall be used as a re~idence, and the lot
shall not be used for storing any materials exce~t construction in progress.
6. ivTo fence, wall, hedge, trees or shrubs which abstructs vision between 2 and 6 feet above road-
ways will be permitted on any corner lot.
7. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Household
pets are permitted if not maintained for any commercial purpose.
S. No sign can be displayed except one professional sign or a"Sale" or "Rent" sign of not more
than four square feet.
