and empowered ta sell the said mortgages and notes hereby
assigned, and also the lands and premises included in the said
mor~gages in the event of the same having been foreclosed a5
hereinafter provided, at public auction in St. Lucie County,
first giving notice of the time and place of such sale once each
week for thre~ successive weeks in a public newspaper published
in said St. Lucie County, Florida, and to assign and convey ~he
said notes and mortqages or the said lands and pr~mises, as the
c ase may be, absolutely and in fee simple to the purchaser at
such sale, and out o~ the moneys arising from such sale to retain
t;~e principal sum hereby secured, and the interest thereon, wi~h
the costs and expenses af such saZe, including a reasonable
attorney's fee, and to pay over the surplus, if any, to the said
party of the first part, its successors and ~:ssigns, and in that
e vent, the said p~arty of the second part, her executors, adminis-
trators or assigns, may become the purchaser at such sale, and
no other purchaser shall be answerable for the application of the
purchase moneys.
In the Event of any default in the performance or observ-
ance of the conditions or covenants of the said mortgages hereby
assigned, whether befo~e or after any defauZt in the per~ormance
~r observance of the conditions and covenants hereaf, the said
~ party of the second part, her executors, administrators or
~
a5signs, may take any remedy by foreclosure or otherwise by the
said mortages conferred fnr the recovery of the debt and interest
thEreby secured, or to enforce or realize the security therefor,
