AN ORDER GRANTING MINOR SITE PLAN
APPROVAL FOR THE PROJECT TO BE
KNOWN AS AMAGAL ESTATES
SUBDIVISION
WHEREAS, the St. Lucie County Community Development Director has reviewed the
application for site plan approval submitted by Anthony Harned, reviewed the comments of
the St. Lucie County Development Review Committee on this application, and made the
following determinations:
A 2-lot residential subdivision has been proposed for the project to be known as
AMAGAL Estates on the east side of Citrus Avenue, approximately 894 feet south
of the intersection of Mallard Court and Citrus Avenue.
The Development Review Committee has reviewed the site plan for the proposed
project and found it to meet technical requirements of the Land Development Code
and to be consistent with the St. Lucie County Comprehensive Plan.
The proposed project is consistent with the general purpose, goals, objectives, and
standards of the St. Lucie County Comprehensive Plan and the St. Lucie County
Land Development Code.
The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other
matters affecting the public health, safety, and general welfare.
All reasonable steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site design,
landscaping, and screening.

The proposed project will be constructed, arranged, and operated so as not to
interfere with the development and use of neighboring property, in accordance with
applicable district regulations.

The proposed project is to be served by onsite wells and septic systems.
The'applicant has applied for and received a certificate of capacity, a copy of which
is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County
Land Development Code.

NOW, THEREFORE, BE IT ORDERED:
Pursuant to Section 11.02.03(A)(5) of the St. Lucie County Land Development Code,
the Final Site Plan for the project to be known as AMAGAL Estates be, and the
same is hereby, approved as shown on the site plan drawings for the project
prepared by Allen E. Beck, Inc., on October 22, 2002 and last revised on November
20, 2003 and date stamped received by the St. Lucie County Community
Development Director on November 26 2003 is being granted for the property
described as follows:
The west 1/2 of the following:
Begin in the southwest corner of Lot 220, thence run north 63 feet; thence run easterly to a
point on the east line of Lot 220, which is 52 feet north of said lot's southeast corner;
thence run south to the southeast corner of said lot; thence run west on the south line of
said Lot 220; to the Point of Beginning; less the east 33 feet for road. Same being the
subdivision of Section 9, Township 36 South, Range 40 east (White City Subdivision - Plat
Book 1, Page 23)
And together with the west Y2 of:
The north 1/= of the south 1/= of the southeast 1/4, less the east 33 feet for road purposes,
Section 9, Township 36 South, Range 40 East (Official Record Book 161, Page 397)
Parcel contains 5.91 acres more or less

The approvals and authorizations granted by this CD-Order are for the purpose of
obtaining Final Plat approval and shall expire on December 9, 2005, unless the
developer has obtained final plat approval for the required improvements associated
with this development, or an extension has been granted in accordance with Section
11.02.06, St. Lucie County Land Development Code. Final plats for this subdivision
must be recorded in the land records of St. Lucie County no later than 12 months
following approval of the final plat drawings for this subdivision.
The Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioner, Anthony Harned, including any successors in
interest, shall obtain all necessary development permits and construction
authorizations from the appropriate State and Federal regulatory authorities

including, but not limited to; the United States Army Corps of Engineers, the Florida
Department of Environmental Protection, and the South Florida Water Management
District, prior to the issuance of any local building permits of authorizations to
commence development activities on the property described in Part A.
A copy of this Order shall be attached to the site plan drawings described in Part A,
which plan shall be placed on file with the St. Lucie County Community Development
Director and mailed, return receipt requested to the developer and agent of record as
identified on the site plan applications.
The certificate of capacity, attached as Exhibit A, shall be valid for the same period
as this order. If this order expires or otherwise terminates, the certificate of capacity
shall automatically terminate.
F. This order shall be recorded in the Public Records of St. Lucie County.
ORDER effective the 9th Day of December 2003.
