Lakea and Canals as shown on Plat of Lakewood Park,~but Grantee may not construct anything extend-
ing into or o~er the waters of the canals or lakes. No boat~~ shall be anchored off shore in the csnals or
lakes, and when not in use shall be kept as closely adjacent to the bank as safety allows to the end that
navigation of the waterways ~vill not be irnpeded. Any u5e of the canals or lakes shall be at the sole and
absolute risk of the person so using.
10. No filling or dredging may be done beyond any lot line, nor ghall any cutting of boat alips or
similar excavating within the lot line be done; nor any bulkhead or sea walibe built until plans have been
approved by Grantor.
11. df a lot borders a canal or lake, the bed of the canal or lake and the waters above suah bed are
not included.
12. Portions of the Plat marked "Reser~~ed" is the private property of the Grantor and not subject to
these conditions nnd re~trictions and the Grantor reserves the right to release in whole ar in part any
restriction hereunder or to include in any contract or deed hereafter made any additional restrictive
co~~enants providin~z same are not inconsistent w ith ~hese herein contained.
13. Any and all rights and reservationa of the Grantor herein included may be tranaferred or as-
signed by the Grantor to a Property Owners Association or some corporate or nan-corporate organization
whoae purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property
are to be automatically entitled to membership and voting rights in an association of Owners to be form-
ed for the purpose of enforcing the convenants and maintaining the high standards of Lakewood Park.
All owners shall be entitled to equal rights in the use of streets, park ~reas, lakes and canals and any
other use of property which shall be set apart by the Grantor and be maintained by the Property Own••
ers A~~ociation when formed or a corporate or non-corporate organization. Grantee will pay $11 for
each lot to Grantor, his nominees or assigns, on February 1, of each year, said sum tca be uaed for gen-
eral maintenance,
14. The Grantor reserves to it~self the ruaus and ways shown un the Plat referred to herein and re-
ser~~es the right at any time to dedicate all roads or ways shown on Plat to public use or to convey same
to the State, County or City or any agency thereof.
15. For the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief
by injunction in addition to any other remedy and failure of the Grantor to enforce a restriction herein
shall not be deemed a wavier of a right to do so thereafter as to the same, a prior, or subsequent breach,
and Grantor shall nofc be held liable for said failure to enforce any restriction herein.
16. All of the covenants and restrictions shall rernain in force until January 1, 1968, and shall be
automatically renewed for each 5 year period thereafter unless owners of at least two-thirds of the lots in
the deti~elopment shall, at least six months prior to ~ny such renewal date, agree in writing to a change in
or an abrogation of any of the above covenan~g, and records such writing so amending the aforessid
covenants.
