The Grantor hereby grante and co~veys ta the Grantet the Graritar's~''~
rights under that certain nan-exclueive easement for roade and canals ~iven
hy W. W. Carlton and wife to Ruth Huff Brady and others, dated IN.ay 1962,
iiled for record on May 9, 1962, recorded in Official Recard $ook 36,~{page
132, St. Lucie C~unty, Florida, to the extent that the same is appurte~ant
and beneficial tn the property conveyed hereby. '
The Grantor hereby granta and conveys tn the Grantee the Grantor's
rights under those certain mutual and reciprocal easements far internal
roads and canals, as set forth in instrument executed by Norman V. Huff
and othera, dated Augu~t 1, 19b2, filed for retord on January 4, 1963,
recorded in Official Record Book 53, page 611, St. I.ucie County, Florida,
to the extent that the same are appurtenant and beneficial to the property
convey~d hereby, and this conveyance is subject to said easements. {Said
easernents run along and near the easterly and westerly boundaries of the
property conveyed hereby. )
The Grantor hereby assigns to the Grantee the Grantor's rights under
that certain oil, gas, and rxiineral lease given by W. W. Carlton and wife
to Texaco, Inc. , dated November 5, 1959, filed for record on September 12,
1960, recorded in Deed Baok 261, page 311, St. Lucie County, Flarida, ta
the extent that the same pertains to the pr4perty conveyed hereby, and this
conveyance is suhject to said lease. (The Gra.ntor reserves, however, any
rentals ar payments already received by the Grantor pursua.nt to the Iease).
Said Grantor does hereby fu11y warrant the title to said land, and will
defend the same against the lawful claims of all gersons whomsoever.
(Herein the terms "Grantor" and "Grantee" shall be construed to include
masculine, feminine, singular, or plural ae the context indicates).
TN WITNESS WHEREOF, the said party af the first part has caused
tnese presents to be signed in its name by its President, and its corporate
seal to be affixed, attested by its ~ecretary, the day and year above written.
