,,.~tt~ the grantor hereby co~~enants with said grantee that it is ]awfully seized of said land in fee
simple; that it has good right and lawful authority to sell and convey~ said land; that it hereby fully war-
rants the title to said land and will defend the same against the lawful claims of all persons whomso-
e~~er; and that said land is free of all encumbrances.
This eonveyance is made subject to tne following conditiona and restrictions ~~~hich shall b~ constru-
ed as co~~enants real running with the land to wit:
Subject to existing easements, if any and to easements shown on subdi~ision plat.
1. No building other than one private dwelling and garage (carporte) shall be erected or~ this lot.
The dwelling shall ha~~e an inside livable floor area of at least 600 square feet and the garage (car-
porte) at ]east 180 square feet and shall be iocated at least 30 feet from street or back line, 25 feet from
side street lines and 10 feet inside linea of such lot. In case of single ownership of more than one lot,
this covenant shall apply to the parcel owned as a whole. A duplex or guesthouse ma~ nat be erected ex-
cept with express ~vritten approval of Grantor.
2. No dwelling may be erected on a~and area of less than 9,000 square feet.
3. All plans, including plot plans, elevations and fences mus~ be first approved by Grantor or an
Association of Pro~erty Owners when formed and such construction when started must be completed
~ within 9 months,
~ No out.5ide toilet facilities will be permitted and septic tanks must be erected and maintained in
a manner as prescribed by the ~t. Lucie County B~ard of Health. No drainake ma~~ be Iccated within 25
feet of an adjoining lot, 50 feet of a waterfront 1ot, or 50 feet of any well.
5. No tent, trailer, or any temporary type of structure shall be used as a residence, and the lot
shall not be used for storing~ny materials except construction in progress.
6, No fence, wall, hedge, trees or shrubs vshich obstruct vision between 2 and 6 feet above road-
«•ays will be permitted on an~~ corner lot. And any fence, hedge or shrubbers• on a~~aterfront site that
is within 30 feet of the water line can not exceed three feet in r~eight.
7. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Household
pets are permitted if not maintained for any commercial purpose.
8. No sign can be displayed except one professianal sign or a"Sale" or "Rent" sign of not more
than one square foot.
