This eonveyance is made subject to tne following conditiona and restrictions ~~~hich shall b~ constru- ed as co~~enants real running with the land to wit: Subject to existing easements, if any and to easements shown on subdi~ision plat. 1. No building other than one private dwelling and garage (carporte) shall be erected or~ this lot. The dwelling shall ha~~e an inside livable floor area of at least 600 square feet and the garage (car- porte) at ]east 180 square feet and shall be iocated at least 30 feet from street or back line, 25 feet from side street lines and 10 feet inside linea of such lot. In case of single ownership of more than one lot, this covenant shall apply to the parcel owned as a whole. And any fence, hedge or shrubbers• on a~~aterfront site that is within 30 feet of the water line can not exceed three feet in r~eight. 7. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Household pets are permitted if not maintained for any commercial purpose. 8.
