absolute risk of the person sa usin~;.

the~e conditions and re.triction` and the Grantor reser~~es the ri~ht to releatie in whole or in part any
restriction hereunder or to include in any contract or dee~3 hereafter made an~~ additional re~trictive
co~~enants pro~~iding same are not incon~i~tent ~vith thece herein contained.
13. Any and all right4 and reservations of the Grantor herein included may be transferred or as-
si~ned by the Grantor to a Property Owners Association or some corporate or non-corporate organization
whose ~urpose it is to provide for the ~~elfare of I.ake~vood Park. All purcha,ers of residence property
~re to be atitom~itically entitled to membership and ~•otinR ri~htw in ~n association of Owners to be form-
ed for the purpose of enforcin~ the cotivenants and maintainin~' the hi~zh stand~rds of Lakewood Park.
:~11 owners shall be entitled to equ~l ri~hts in the use of streets, park area~, ]akes and canals and any
other use of property «•hich shall be set apart by the Grantor and be maintained by the Property Own•~
ers A~sociation vs~~hen formed or a corporate ur non-corporate organization. Grantee will pay $11 for
each lot ta Grantor, hi~ nominees or as~i~ns, on Februar~~ 1, of each year, said sum to be used for gen-
eral maintenance.
14. The Grantor reser~•es to itself the ru~~is and ~ti~a~~, shown un the Plat. referred to herein and re-
ser~•es the right at ~n~~ time to dedicate all roads or wa~~~ :~hown on Plat to public use or to convey same
to the State, County or Cit~ or a~ny a~ency thereof.
15. For the breach of an~• of the above restrictions, the Grantor sh~l] be entitled to apply for relief
b~• injunction in addition to any other remedy and failure of the ('rrantor t~ enforce a restriction herein
shalt not be deemed a wavier of a ri~ht to do so thereafter as to the same, a prior, or subsequent breach,
and Grantor shall not be held liable for said failure to enforce any restriction herein.
16. All of the co~•enants and restrictions shall remain in force until January 1, 1968, and shall be
automaticall~• renewed for each 5~•ear perioc~ there~fter unless owners of at least t~~~o-thirds of the lots in
the de~~elopment shall, at least ~ix months prior to an~~ such rene«•al date, a~ree in «•riting to a change in
or an abro~ation of any~ of the ab~~~e co~~enant:, and records such writing so amending the aforesaid
co~•enants.
