the whole sum named, plus intexest, has
been paid in full. Each such monthly
payment shall be applied first to interest
and then to the unpaid principal balance,
with intezest from the date hereof at the
rate af Seven Percent (7%) per annum on
the unpaid balanc~. ~'wo or mare payments
may be made at any time by the parties of
the second part on any installment due
date.
And the parties of the second part fuxther covenant
and agree as f ollows;
1. To pay all taxes, assessrnents, or impositions that
ma.y be legally levied ~r imposed upan said land subsequent ~o
the 31st day of December 1464.
2. To maintain in a state of good repair the building
situate on the above described property and to.suffer no waste
or impairme nt of the same, reasonable wear and tear a_f the same
only excepted.
3. To allow no liens to be placed on the above descri-
bed property for materials furnished, or labor performed thereon,
and if such liens are so placed, the same may be paid by the
parties of the first part and each sucn payment, pius interest
thereon at 8ib per annum, shal.l be added to the unpaid balance of
this Agreement, To promptly pay for all labor performed and
materials furnished upon the above described property.
4. To pay a rea5onable attorney's fee and all Covrt
costs should the parties of fihe first par~ be farced tc~ take
legal actian to en.force the provisions hereof, or should ~he
partiPs o~ the second part breach this Agreem~nt and refu5e to
quit the prem~,ses, naaking it necessary to bring eviction proceed-
ings against them, or should ;the parties of the first part
be required ta foreclose this Agreement or o*hezwzse brin.g legal
action hereunder.
