in fu11. Each such monthly payment shall
be applied first to interest and then to
the unpaid principal balance~ with interest
from the date hexeof at the rate of Seven
Percent (7gb) per anntua on the unpaid balance.
Two or more payments may be made at any
time by the part3~s of the second part on
any installment due date.
And the parties of the second part further.covenant and
agree as folZows:
1. Ta pay all taxes~ assessiuents, or impositions that
may be legally levied or imposed upon said land subsequent to
th2 3~st day c~f December 1964.
2. To maintain in a state of good repair the building
situate on the above described pr~erty and tn suffer no waste
or iinpairment of the same ~ reasonable wear and tear of the same
only excepted.
3. To a11aw no liens to be placed on the above described
property for materia~s furnished, or labor gerfoxmed thereon,
an3 if such Zxens are so placed, th~e same may be paid by the
parties of the first part ar_d each such payment, plus interest
thereon at 8~ per annum, shall be added to the unpaid balance of
~his Agreement. To promptly pay f or all labor performed and
materials furnished upon the above described property.,_.,
4. To pay a reasonable attoxney~s fee and all Court
costs should ~he parties of the fixst part be forced to take
legal action to enfoxce the provis3ons hezeaf~ or shouid the
parties of the seconci part breach this Agreennent and r~fusA to

quit the prem3.ses, making it necessary to brinc~ eviction pro-.
ceedings against them~ or s~iould the parties of the first part
be required to f~reclose this Agreement or atherwise bring legal
ac~ion hereunder.
