Together with all structure~ and improvements now and hereafter on said land, and fixturgs attached
thereto, and all rents, issues, pi•oceeds, and profits accruing and to accrue from said premises, all of ~a'hich
are ~ncluded ~vithin t.he foregoing description and the habencium thereof ; also all gas, steam, electric,
water, and other heating, cooking, refrigerating, lighting, plumbin~, ventila'cing, irrigating, and power
systems, machines, appliances, fixtures, and appurtenances, w•hich now• are or may hereafter pertain to,
or be used «•ith, in, or on said premises, e~•en though they be detached or detachable.
TO HAVE AND To HOLb the same, together «•ith all and singular the tenements, hereditaments and ap-
? purtenances thereunta belonging or in anyw•ise appertaining, and the re~•ersian and reversions, remain-
~ der or remairiders, rents, issues, and profits thereof, and also all the estate, right, title, interest, homp-
stead, do~•er and right of do~•er, separatz estate, possession, claim and demand whatsoever, as ~~ell in
law as in equity, of the said mortgagor in and to the sarne, and every part thereof, w~ith the appurte-
nances of the said mortgagor in and to the same, and every part and parcel thereof unto the said
mortgagee in fee simple.
And the mortgagor hereby covenants «•ith the mortt~agee, that he is indefeasibl~~ seized of said land
in fee simple; that he has full pow•er and law•ful right to convey the same in fee simple as aforesaid;
that it shall be lax•ful for the mortgagee, at all times peaceabl~• and quietly to enter upon, hold, occupy,
and enjoy said land, and e~ery part thereof ; that the land is and u•ill r•emain free from all encumbrances ;
that said mortgagor will make such further assurances to pro~•e the feci simple title to said land in said
mortgagee as may be reasonabl~• required, and that said mortgagor does hereby fully ~•arrant the title
