Together with all structures and improvements now and hereafter on said land, and fixtures attached
thereto, and all renta, issues, proceeds, and profits accruing and to accrue from said premises, all of which
are included within the foregoing description and the habendum thereof ; also all gas, ateam, electric,
water, and other heating, cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power
systems, machines, appliances, fixtures, and appurtenances, which now are or may hereafter pertain to,
or be used with, in, or on said premises, e~en though they be detached or detachable.
~ TO HAVE AND TO HOLD the same, together ~ ith all and singular the tenements, hereditaments and ap-
purtenances thereunto belonging or in anywise appertaining, and the reversion and reversions, remain-
der or remainders, rents, issues, and profits thereof, and alsa all the estate, right, title, interest, home-
stead, dow•er and right of dower, separate estate, possession, claim- and demand whatsoever, as well in
law as in equity, of the said mortgagor in and to the same, and every part thereof~ with the appurte-
nances of the said mortgagor in and to the same, and every part and parcel thereof unto the said
martgagee in fee sirnple.
And the mortgagor hereby covenants w•ith the mortgagee, that he is indefeasibly seized of said land
in fee simple; that he has fu]! pow•er and law•ful right to convey thP same in fee simple as aforesaid;
that it shatl be lawful for the mortgagee, at all times peaceably and quietly tcy enter upon, hold, cecupy~
and enjoy said land, and every part thereof ; that the land is and will remain free from all encumbrances;
that said mortgagor will make such furthet• assurances to prave the fee simpie title to said land in said
mortgagee as may be reasanably required, and that said mortgagor dces hereby fully warrant the title
to said land, and every part thereof, and will defend the same against the lawful claims af all persone
whomsoever.
