Australia, incorporated under the laws af Florida, her~inafter
called the mortgagor, to WILLIE GREEN and CATHERINE GREEN, his

tiVITNESSETH, that f or good and valuable considerations,
and also in consideration of the aggregate sum named in th~ promissory
note of even date herewith, hereinafter described, the mortgagor
~ nereby grants, bargains, se11s, a~iens, remises, conveys and con-
firms unto the mortgagee all the certain land of which the mortgagor
is now seized and in possession situate in Saint Lucie County,
Florid~, viz:

SUBDIVISION, according to a Plat thereof
on filein Plat Book 9, page 49 of the
Public Records of Saint Lucie County,
Florida; Less right-of--w~~y For road
purposes.
TO HAti'E AND TO HOLU the same, t~gether with the tenements,
hereditaments and appurtenances thereto belonging, and the rents,
issues and profits thereof, unta tihe mortgagee, in fee simple.
~ AND the mortgagor covenants with the mortgagee that the

mortgagor is indefeasibly seized of said land in fee simple;
that the mortga~or has good right and lawful authority to convey
said lahd as aforesaid; that the mortgagor will make such furth~r
assurances to perfect the fee simple title to s~id iand in the
m~rtgagee as may reasonably be required; that the martgagor hereby
fully warrants the tit~e to said land and will defend t~e same
against the lawful claims of all persons whomsoever; and that
