to take any action hereunder shal]. not constitute a waiver of further
breaches of such covenan~s; it is further covenanted and agreed by the
said Mortgag~r that he will no~ mine or cause, authorize or pc~rmit any
mining of phosphate, limerock, limestone, clap, sand, oil, petroleum or
any other mineral on the lands secured b~r this Mortgage without the '
prior written consent of the Mortgagee and any violation of this coven~nt
sha11 give the said Mort~sgee the option to declare a dePault on said
Mortgage and~aceelerate the principal balance due on the Nate hereby
secured, together with ang other righ~s in case of dafault &s otherr~ise
~rovided in this instrument.
