with the exception that damage, wear or depreciation caused by ardin-
ary passage of time or the elements will be bc~rne by the Lessor.
4, If the rent required by this Lease shall not be paid within
thirty (30) days from the due date, ~he Lessor shall have the option
to :
(a) Terminate this lease, resume possession of the property
for their awn accaunt, and recover immediately from the Tessee
the difference between the rent 5pecified in this Lease and the fair
value of the prop~rty for the remainder of th~ term, reduced to
present worth.
(b) Resume possession and re-lease or rent ~he property for
the remainder of the term for the account of the Lessee, and recover
from the Lessee, at the en~l of the term or at the time each payment
of rent comes due under this lease as the Lessor may choose, the
difference be~ween the ren~ specified in the Leas2 and the rent re-
ceived on the re-l.easing or renting. In either event, the Lessor
shall also recover all expenses incurred by reason of the breach,
including reasonable attorney's fees, and including interest on the
amount due at the ra~e of six (6) per cent per annum from the due
date until paid.
5. During the term of thi.s Leasp, tlae Lessee shall have the
f ull right to the quiet enjoyment of the premises herein leased and
the f ull and exclusive possession against any and a11 otl-,er parties
providing that the Lessor shali have the right to enter upon the
property at reasonable times for the purpose of determining that the
conditions and covenants of this Lease are being complied with by
the Lessee.
~ 6. The Lessor does hereby grant to the Lessee nine (9) suc-
~essive one (1) year options to renew this Lease for one (1) year
terms, providing, however, that the Less~e shall give notice by
Registered Mail with Return Receipt thirty (30) days prior to the
expiration of each annual period to th~ Lessor of Lessee's intention
