In th~ event the mortgagees or note holder are able to arrange refinancing of tYii~ mortqaqe at an int~rest rate not exce~ding six (6$) p~r cent per annum and with principal payments in the aggregat~ under such new mnrtgage, and under the ~xisting mortgage if subordin~ted to such new mortgage, not greater'than those provided hereunder, and with broker's ~r mortgagees' fees and charges not exceeding two (2$) per cent af the principal amount af this mortgage then ~n~aid, the mortg~qors shall an~ agxee ~a apply for and furnish all ~ocuments and information with respect to and to cooperate in closing and t~ consummate such refinancing at their expense an~ to pay said fP~S and charges. If such new ~~ortgage is not a complete refinanc~ng, then this mortgage shall be subardinated to such new mortgage and the amount of mortgage proceeds shall be applied in payment of this mortgaqe and the note secured hereby, such application being ma~e to the last matur- inq installments to be paid hereunder.
