prior lien thereon. The mortgagors shall and agree
nat to se11, contract to sell, pledge mortgage or dis-
pose of all or any part of such citrus crop without
the written consent of the mortgagees.
(c) And the mortgagors c~venant with the mortgagees
that the mortgaqor~ are indefeasfbly sei2ed of said
land in fee simple; that the mortgagors have good right
and lawful authority to convey said land as aforesaid;
that the m~rtgagors will make such further assurances
to perfect the fee simple title to said land in the
mortgage~s as may reasonably be requir~d; that the mort-
gaqors hereby fully warrant the title to said land and
will defend the sarne against the lawful claims of alI
persons w~omsoever; ~nd that said land is free and clear
of aZl encumbrances.
(d) Provided always, that if said mortga~or~ shall
pay unto said mortg~gees the indebtedness hereby secur~d
and hereinbefore de~cribed and sha11 perforrn, comply
with and abide by each and svery the agr~ements, stipu-
lations, conditions and cavenants ther.eof, and of this
mortgage, then this mortqaqe and the estate herein
created, shall cease, determine and be null and void.
VI. If any installment o~ principal or inter~~t to be
paid by the mortgagors shaZl not be promptly paid within ten (10)
d~ys next afte~ the same b~comes due as herein.provided or as in
said ~riginal n~te orovidcd if there be default herein, or if each
and every the agreements, stipulations, conditions and covenan~s
of this mort~age or said mortgagF recorded as Document 120084
are not fully perfnrmed, camplied with and abided by, then the
entire balance thereof shall forthwith or thereafter, at th~ Qptian
of the martgagees, became and be due and payable, anythin~ in sa~d
