11. If a lot borders a c~nal or lake, the bed of the canal or lake ~nd the ~4~~iters abo~•e such bed are
not included.
12. Port,ions af the Pl~it m~~rk~~d "Reser~•ed" is the private propert~• of the Grantor and not subject to
these conditions and re~triction:. and the Gr~ntor reser~-es the ri~ht to release in whole or in part any
restriction hereunder or ta inelude in an`° c~ntract or deed hereafter made an~• additional restrictive

13. Any and all rights and reservations of the Grantor herein included may be tranaferred or as-
signed by the Grantor to a Fropert~• Owners Association or some corporat~ or non-corporate organization
whose purpose it is to provide for the welfare of Lake~vood Park. All purchasers of residence property
are to be automaticall,r• entitled to membership and votinR rights in an association of Owners to be form-
er3 for the purpose of enfc~rcin~ the convenants and maintainin~ the high standard, of Lakewood Park.

15. For the breach of an~~ of the above restriction~, the Grantor shall be entitled to apply for relief

shall n~t be deemed a wavier of a right to do so thereafter as to the same, a prior, or subsequent breach,
and Grantor shall not be held ]iable for said failure tn enforce anp restriction herein.
16. All of the co~•enants and restrictions shall remain in force until January 1, 1968, attd shall be
automaticall~~ rene~ti~ed for each 5~~ear periad there~fter i~nless owners of at least. t~iro-thirds of the lo~~ in
