Suhjecc to existinR easements, if any and to easements shown an subdivision plat.
1. No builc.ling other than one private dwelling and garage (carporte) shall be erected on this lot.
The dn~elling shall have an in~~ide livable floor area of at least 1,000 square :eet and [he garage (car-
~orte) at least 180 squar~ feet and shall be located at least 30 feet from street or back line, ?5 feet from
si:~e screet lines and 10 feet inside lines of such lot. In cace of si~?gle ownership of more than one lot,
thrs covenant sha11 a~ply to the E~arcel owned as a whole. A duplex or guesthouse may not be erected
excef~c R•iti~ ex~ress written approval of Grantor.
2. :~o da~elling may be erected on a land area of less than 10,000 square feet.
3. All plans, including plot plans, elevations and fences must be first approved by Grancor or an
Associacian of Property Owners w~hen for~ned and such construction when star~e~l must be completed
~ithin 9 months.
~4. No outside t~ilet facilities will he permitte~~ and se~tic tanks must be erected and rr~aintained in
a rnanner as prescribed hy the St. I_ucie County Healch nepartment. No drainage may be located within
25 reet of an adjoining lot, ~0 fe~t of a waterfront lot, o: 50 feet of any we11.
5. No tent, trailer, or any temporary ty~pe of structun~ shali be used as a residence, and the lot shall
not be «sed for storing any materials ex~A~.~ ^onstruction in progress.
6. h'o ferce, watl, hedge, trees or shrubs which ot,struct vision betw~en 2 and 6 feet above roadways
w~ill be permitted on any corner lot. And any fence, hedge or shrubbery on a waterfront site that is within
30 feet of the water line can not exceed three feet in heigh~.
No activity will be permicttd which is a nuisance or annoyance to the neigt~borhood, Household
pecs are permitted if not maintaine;i f~r any commercial purpose.
8. No sign can be displayed exce~c one professional sign or a"Sale°' or "Rent" sign oF noc more
