(~eleased ) the grantor hereby cavenants with said grantee that it is lawfully seized of said land in fee ` simple; that it has good right and lawful authority to sell and convey said land; that it hereby fully war- rants the title to said land and will defend the same against the lawful claims of all persons whomso- ever; and that said land is free of all encumbrances. This conveyance is made subject to tne following conditions and restrictions which shall be constru- ed as covenar,ts real running with the land to wit: Subject to existing easements, if any and to easements shown on subdivision plat. 1. No building other than one private dwelling and garage (carporte) shall be erected or~ thia lot. The dwelling shall have an inside livable floor area of at least 600 square feet ana the garage (car- porte) at leas± 180 square feet and shall be located ~t least 30 feet from street or back line, 2b feet from side street linea and 10 feet inside lines of such lot. In case of single awnership of more than one lot, this covenant shalt apply to the parcel owned as a whole. A duplex or guesthouse may noi be erected ex- cept with express written approval of Grantor. 2. Nu dwelling may be erected on a!and area of less than 9,000 square feet. 3. All plans, including plot plans, elevations and fences must be first approved by Grantar or an Association of Property~ Owners when form~d and such canstruction when started must be completed within 9 months, 4. No outside toilet facilities will be permitted and septic tanks must be erected and maintained in a manner as prescribed by the St. Lucie County Board of Health. No drainaue may be located within 25 feet of an adjoining lot, 50 feet of a waterfrant lot., or 50 feet of an~ well. 5. No tent, trailer, or any ternporary type of structure shall be used as a residence, and the lot shall not be used for storing~ny materials except construction in progress. 6. No fence, wall, hedge, trees or shrubs which obstruct vision betw~een 2 and 6 feet above road- «•ays will be permitted on any corner lot. t~nd any fence, hedge or shrubberti~ on a w~aterfront site that is within 30 feet of t.he water line can not exceed three f.eet in height. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Household pets are permitted if not maintained for any commercial purpose. 8.
