,~~It[~ the grantor hereby covenants with said grantee ehat it is lawfully seized of said land in
fee simple; that it has good right and lawful authoriry co sell and convey said land; that it hereby fully
a~arran~s the title to said land and will defend the same against che lawful claims of all persons whom-
soever; and that said land is free of alI encumbrances.
This conveyance is made subject to the following conditions and restrictions which shall be con-
strued as covenants real running with the land to wit:
Subject to existing easemencs, if any and to easements show•n on subdivision plat.
l. I~o building ~ther than one private dwelling and garage (carporte) shali be erected on this lot.
The dwelling shall have an inside livable floor area of as least 1,000 square feet and the garage (car-
por~e) ac least 180 square feet and shall be located at least 30 feet from street or back line, 25 feet from
side street lines and 10 feet inside tines of such lot. In case oE single ownership of more than one lot,
chis covenant shall ap~(y to the parcel owned as a whale. A duplex or guesthouse may not be erec?_ed
except with exrress wriuen approval oE Grantor.
2. No dwelling may be erected on a land area of less than IO,O~JO square feet.
3. All plans, including plot plans, elevations and fences must be f:rst approved by Grantor or an
Association of Property Owners when Eormed and such construction wher. started must be c.ompleted
c~~ithin 9 months.
4. No outsic3e toilet facilities wil! he permitted and s^ptic tanks must be erected and maintained in
a nianner as prescrihed hy the Sc. I_ucie County liealch nepartment. No drainage may be tocated within
25 feet of an adjoining lot, 50 feet of a watetfront lot, or 50 feet of any well.
S. No tent, trailer, or any temporary tyQe of structure shall be used as a resi~ence, and the lot shall
not be used for storing any materials except construceion in progre~s.
G. No fence, wall, hedge, trees or shrubs which abstruct vision between "L and 6 feec above roadways
will be permitted on any rorner lot. And any fence, hedge or shrubbery on a waterfront site that is within
30 feet of che water line can not exceed three feec in height.
7. No activiiy will be permitted which is a nuisance or ann~yance co che neighborhood. F{ousehold
pecs are permitted if not maintained for any commercial p~irpose.
8. No sign can be displayed except or~e professionai sign ar a"Sale" or "Rent" siRn of noc more
than one square foot.
